Once you make a booking, the confirmation you receive constitutes a contract between us.

Should you have to cancel, we will retain any deposit paid, but no further charge will be made if you cancel up to 14 days before your date of arrival. 

If you cancel within 14 days of the specified arrival date you will be subject to 75% of the cost of any part of the booking we are unable to re-sell. We therefore recommend cancellation insurance.

If we are forced to cancel your booking for reasons outside our control, if our circumstances allow, we will endeavour to find you alternative comparable accommodation at no extra cost to you. Should we be unable to find suitable alternative accommodation, we will reimburse any sums already paid by you. We will be under no further obligation or liability for any losses or expense arising from the cancellation.

There are no further circumstances for which we will be liable for a refund.
